Our Qualification Criteria

At this time, Section 8 vouchers are not accepted.
Rent Collection
*
Rent payments will be electronically processed from Tenant’s bank account. Tenant will be responsible for a $3 processing fee.
Appliances
*
Fridges, stoves, washers, dryers, and other non-permanent appliances at the property at time of lease signing were left by previous occupant and may be used but are not warrantied in any way.
Utilities
*
Tenant will pay all utilities including water. Water bills will also be electronically processed from Tenant’s bank account. No transaction fee will be assessed for payment of water bill.
Lawn & Snow
*
Tenant will cut the grass and remove snow.
Eviction History
*
Applicant to have no evictions for the last 5 years.
Credit Score
*
Minimum credit score of 600 required.
Proof of Paid Rents for Last 12 Months
*
Applicants to provide a rent ledger or bank statements showing proof of paid rent for at least the last twelve months.
Criminal History
*
Applicant to have no felony charges within the last 10 years nor imprisonment for a felony within the last 5 years.
Sex Offenders
*
Applicant must not be on any sex-offender list.
Smoking
*
Smoking is not allowed.
Pets
*
Pets are allowed on a case by case basis. If a pet is approved, a $350 non-refundable pet fee plus $35/month additional rent will apply.
Application Policy & Fee
*
Each Adult 18+ must complete an application. It is FREE to submit an application. If your application is accepted, $30.00 per applicant will be due to process the background and credit check.
Recommended Income Level
*
Recommended level of net income is approximately 3 times the monthly rent. Example: If the rent is $1,400/month, the applicant(s) is to provide evidence of approximately $4,200/month in NET INCOME (not gross income).
Bank Statement Verification
*
A copy of most recent bank statement(s) is required to show availability of move-in funds, verify current rent/mortgage payments, and employer deposits.
Proof of Income
*
Proof of income required with application. Last 2 months pay stubs, 2 years tax returns, pension, and/or benefit stubs.
Photo Identification
*
A high quality copy of driver’s license is required with application.
Renter's Insurance
*
All tenants must obtain and maintain renter’s insurance and name JBMD Properties as an additional insured. A copy of the policy will be required at lease signing.
Lease Term
*
Typically, a minimum of a 2 year lease is required. Lease end date will land on a March 31st.
